URBED have been working on a masterplan for Patricroft Bridge since Summer 2009. We have been through a process involving workshops with local residents and stakeholders and consultation on a series of options for the area. Unfortunately however the project is currently on hold because one of the key land owners has taken a decision to invest in the area, whereas they had originally intended to move away from Patricroft. This is obviously a very good thing but it has changed a number of the assumptions that underpinned the masterplanning options. URBED are therefore currently in discussion with Salford Council to agree how to respond to this situation.

A summary of consultation to date: To date local residents and key stakeholders have been given a number of opportunities to get involved in shaping the future of Patricroft Bridge.


Walkabout, Thursday 11th June 2009: A group consisting of local councillors and representatives from Salford Council took members from the consultant team on a walk around Patricroft Bridge to help understand the issues and opportunities the area faces now and in the future.


Roundtable Workshop, 9th July 2009: A Roundtable Workshop was held at Lewis Street Primary School, and attended by over 35 stakeholders representing community groups, businesses, residents, council staff and local councillors all with a part to play in the regeneration of Patricroft Bridge.


Bus Tour, 5th September 2009: We invited local residents, and stakeholders on a bus tour on the URBED red Routemaster bus to take a tour of new canalside developments and regeneration areas in Greater Manchester. The aim of the bus tour was to show residents good examples of regeneration which could be applied to Patricroft Bridge.


Neighbourhoods By Design Workshop, 10th September 2009: We invited local residents, and stakeholders, some who had come on the bus tour, to a 'Neighbourhood By Design' workshop. At the workshop participants got involved in selecting exemplars for Patricroft Bridge, doing a site analysis, and then they were able to get involved in developing a masterplan for Patricroft Bridge. 


Patricroft Bridge Options Consultation, 24th October - 13 th November 2009: Following on from the Neighbourhoods By Design Workshop the masterplanning ideas where developed into 3 options for development in order for these to be tested against community support, financial viability and contribution to regeneration objectives.


On the 24th October 2009 the URBED Routemaster bus was parked outside the Bridgewater Mill from 1pm till 4pm.  We had some local residents come on board to look at the options and state their preferred option for future development.  The options explore three development scenarios.  The first is an Employment led option; the second is for the area to be developed with a mix of employment and an additional 400 housing units.  The third option is for a comprehensive change from an employment led area to a housing area with an additional 800 housing units being introduced.  None of the existing homes will be affected and the options will be developed over the long term within the next 10 to 15 years. 


The Options where scored on 4 themes: Community Support, Stakeholder Support, Financial Viability and Deliverability and Contribution to Regeneration Objectives.  Option 2 was the preferred option and is now being developed into a Masterplan and Delivery Strategy.
